When It Makes Sense to Replace Instead of Repair

  • Visible water intrusion. If you’re seeing staining on your drywall, bubbling paint, or active dripping, the issue may go beyond flashing. Older skylights often develop seal failures that allow water in around the frame or glazing. 
  • Condensation between panes. If your skylight glass looks foggy or has moisture trapped inside, the seal has likely failed. That’s not usually something that can be effectively repaired. Replacement may be the more practical option.
  • Aging materials. Skylights installed 15 to 20 years ago could be below current performance standards. Even if they aren’t leaking yet, the materials and seals may be nearing the end of their useful life. 
  • Roof replacement timing. If you’re already replacing your roof, it often makes sense to replace aging skylights at the same time. This avoids disturbing new roofing materials later and helps maintain a consistent, properly sealed system. 

In some cases, a homeowner may choose to sheath over an existing skylight. This is common if the unit is no longer needed or is causing recurring issues. The process involves removing the unit and closing off the opening as part of the roofing system. It’s a straightforward solution when natural light is no longer a priority in that space.
