When Roof Coating May Be Worth Evaluating

A roof inspection should distinguish surface aging from problems beneath the visible material. Widespread deterioration, wet insulation, damaged decking, failed flashing, or recurring leaks may make coating inappropriate without more extensive work.

Conditions reviewed during a coating assessment include:

  • Existing Roof Material: Metal and membrane roofing may be evaluated when the surface is sound, clean, dry, and compatible with the proposed product.
  • Drainage: Flat and low-slope roof sections require careful review of seams, penetrations, drainage paths, and areas where water remains after rain or snowmelt.
  • Moisture: Trapped moisture must be identified rather than sealed beneath a new surface.
  • Surface Condition: Dirt, loose material, corrosion, open seams, and damaged flashing may require correction before application.

What a Roof Coating Evaluation Covers
